Structural Review & Flat Redesign — Cromer

With the ceiling opened up, Span Blue inspected the original timber roof structure and its connections first-hand. The roof chord bearing onto the external wall plate required careful review to confirm the load path and timber condition before internal alterations could be considered.

The redesign was developed as two clear options. Option 1 tests the ambitious route: removing internal walls and hot water tanks to open the plan fully, with likely costs and structural implications defined. Option 2 focuses on practical, cost-effective improvements to the client’s priorities—especially the entrance transition—while limiting disruption and intervention. Both routes were specified with fire-resisting and standard partitions, ready for pricing and delivery.
